Please note, the HOA requires a separate, mandatory amenities fee of $35 for groups of up to 12 guests and $48 for groups of 13 or more. This fee is collected by the HOA and is not associated with our host charges. It applies to all reservations, regardless of whether the amenities are used. Feel safe and right at home as you enter the gated community with 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway (can likely fit 3 small to med-sized vehicles).

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dish-washing detergent, and sponge. There is a coffee maker, however coffee is not provided. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!

Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray!

Our grills are propane grills, please be advised that propane is provided by the guests. We have a propane tank in the house that can be taken to fill up and used during the stay. We cannot guarantee the tank will be full upon arrival.

A refundable security deposit of $250 will be authorized as a hold on your credit card by our system, prior to your arrival. This is a pre-authorization hold, not a charge, and will be released following a damage-free inspection after your departure. Any damages or excessive cleaning needs beyond normal wear and tear will be claimed against this hold.

There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property.

We can accommodate a maximum of 12 guests at any given time. It's for your own comfort and the sanity of our cleaners :)

Please note that we welcome children of all ages but wanted to make sure you’re aware that the home is NOT baby-proofed.

No third party bookings allowed, unless otherwise agreed upon in written form.

Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form.

Number of vehicles on property should never exceed (3) per reservation. Parking can accommodate up to (2) vehicles in the driveway (can likely fit 3 small to med-sized vehicles). No parking on street in front of house or will get towed.

Parking passes will be provided when you go through the gate. Community will provide up to 5 passes. As long as you park your extra vehicles on the selected areas (there are parking spots around) between two white lines and you have the passes visible in the vehicle you won't be towed. - Tires cannot touch the sidewalk - Parking on the street is not allowed. - Parking park at the clubhouse is only allowed while you're using the facilities. Failure to observe might result on fines and towing. We're not responsible for any of these.

Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests!

Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time.

No fireworks of any kind.

No firearms on property, unless kept locked in vehicle.

Follow additional guidelines posted within the home.

Please take out the trash and dispose properly per instructions upon departure.

Report damages immediately.

We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.

Frequently Asked Questions

What are your booking conditions?

When you book with us, you pay a 30 percent deposit to secure your booking and dates.

The remaining balance is due one week before arrival or immediately when booking within one week of arrival.

On the day you check in, a security deposit is held in case there is any damage to the property during your stay. The amount will depend on which property you have booked. The money is simply reserved, so nothing is taken from your account, and then released after departure. There is nothing you need to do.

What if I need to cancel my booking?

Our refund policies vary depending on what property you have booked. Please check what the refund policy is on your personal booking. At Fresh Air, we understand that things happen or plans change, so we always try to be as flexible as possible.

Do you allow pets?

Yes! Many of our homes are pet-friendly!

Are you child-friendly?

Yes. Many of our properties are perfect for families, with games rooms, children’s bedrooms, large gardens and outside play equipment.

What time is check-in and check-out?

For most of our properties, check-in is 16:00 and check-out is by 10:00. However, you’ll get the option to request an earlier check-in or later check-out if it’s possible. This depends on when other guests are staying and cleaning.
