The Space:
Six bedrooms, a private heated pool, and an outdoor cinema - this Reunion Resort villa is built for the kind of family trip that gets talked about for years. Kissimmee's most beloved theme parks sit just a short drive away, while the resort's own playgrounds, parks, and golf cart-lined streets mean the fun starts the moment you arrive.

Living spaces
Two expansive living areas give everyone room to spread out and settle in. Downstairs, a generous lounge opens directly onto the patio, making it easy to move between inside and out. Upstairs, a quieter sitting area offers a change of pace - ideal for a calm morning coffee or a wind-down after a full day. Vaulted windows flood both floors with natural light, keeping the atmosphere bright and open throughout.

Sleeping arrangements
Six well-appointed bedrooms sleep up to 16 guests across eight beds. Bedroom 1 features a King bed with an ensuite bathroom. Bedroom 2 has a King bed and its own ensuite. Bedroom 3 offers two Queen beds sleeping four, also ensuite. Bedroom 4 has a Queen bed with an ensuite bathroom. Bedroom 5 provides two Queen beds with an ensuite. Bedroom 6 rounds out the sleeping quarters with a King bed and ensuite bathroom - giving every group its own private retreat.

Kitchen & dining
The full kitchen comes stocked with stainless steel appliances including a refrigerator, freezer, stove, oven, microwave, dishwasher, blender, toaster, hot water kettle, and coffee maker - alongside cooking basics and a full set of dishes and silverware. Whether you're prepping a big family breakfast or plating up a late dinner, the open layout keeps the cook connected to the group. Indoor and outdoor dining options let you choose your setting - bright and gathered inside, or open-air on the patio as the evening cools.

Outdoor & recreation
Step outside to a private heated pool with loungers, surrounded by patio furniture made for lingering. When the sun goes down, gather the group for a movie under the stars at the outdoor cinema - one of the villa's most memorable features. Outdoor games add extra entertainment throughout the day, and a BBQ grill means alfresco dinners are always on the table. Free parking on premises makes coming and going easy for the whole group.

Bathrooms & laundry
All six bathrooms are fully equipped with bathtub, shower, hair dryer, shampoo, conditioner, body soap, and shower gel. A washer and dryer are available at no charge, keeping longer stays low-maintenance and luggage light.

Connectivity & comfort
The villa stays comfortable year-round with air conditioning and heating throughout. High-speed WiFi and a dedicated workspace are available for anyone who needs to stay connected. A smart lock makes self check-in straightforward - no key handover required.

Location
Reunion Resort is a gated community in Kissimmee where full-time residents share the streets with vacationing families - the 25 MPH speed limit and regular golf cart traffic set a relaxed, neighborhood pace. Beyond the resort's own parks and playgrounds, the back gate opens onto a stretch packed with dining options, airboat rides, alligator farms, and a string of water parks. The theme parks are just a short drive away, making this villa an ideal base for a full Florida itinerary.

Pets are welcome at this property.

Guest Access:
During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:

-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;
-Homestead: Pool, Wading Pool, and Spa;
-Carriage Pointe: Pool and Spa;
-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;
-The Terraces: Pool, Spa, Gazebo, and Pavilion;
-Liberty Bluff Playground and Dog Park;
-Grand Traverse Parkway: Playground and Outdoor Fitness Center.

IMPORTANT: Guests must present an RFID card to access these amenities. RFID cards have a cost of $15 each and must be purchased during your stay. Please note that each card has an expiration date of 3 days. This RFID will ONLY grant access to the community amenities listed above, and we do NOT have access to Reunion's water park.

Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.

The Neighborhood:
Reunion Resort is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment!

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side by side.

Host Interaction:
We conveniently offer self check-in and check-out. Although we are not available in person, we are happy to answer any questions and help accommodate to the best of our ability! Please note that our listing is a self-catering home, however, feel free to contact us through the messaging app with any questions and/or suggestions! :)

Other Notes:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.

A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.

If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $50 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.

Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.

It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
