The Space:
Tucked inside the quiet, gated community of The Retreat at Legacy Park, this four-bedroom Davenport home gives your group everything they need for a true Florida family vacation - space to spread out, a private pool to cool off in, and a location that puts the world's best theme parks within easy reach.

The space
Light-filled and generously proportioned, the main living area flows naturally between the lounge, dining space, and kitchen, giving families plenty of room to gather without feeling crowded. Ceiling fans keep the air moving, and the dedicated workspace means anyone who needs to check in remotely can do so comfortably. The home is set up with the little things covered too - hangers, extra pillows and blankets, an iron, and ample clothing storage.

Sleeping arrangements
The home sleeps up to 10 guests across four bedrooms and six beds. The downstairs master bedroom features a king-sized bed, ideal for unwinding after a long day at the parks. Upstairs, you'll find two queen beds - one in a room with an ensuite bathroom - plus a bunk twin-size bed and an extra twin bed, perfectly suited for kids or additional guests.

Kitchen & dining
The full kitchen is stocked and ready for everything from a quick breakfast to a sit-down family dinner. You'll find a refrigerator, stove, oven, microwave, dishwasher, coffee maker, blender, toaster, hot water kettle, wine glasses, baking sheet, and all the cooking basics - pots, pans, oil, salt and pepper - along with dishes, silverware, and barbecue utensils for outdoor grilling. Eat in at the dining table or take it outside when the weather calls for it.

Game room & entertainment
When the parks can wait, the game room keeps everyone entertained without leaving the house. TVs throughout the home round out the indoor options for quieter evenings in.

Outdoor living
Step outside and the private pool takes centre stage - perfect for an afternoon swim or a float in the Florida sun. Loungers and outdoor furniture make it easy to settle in, and the BBQ grill is on hand whenever you're ready to fire something up. Pool heating is available for an additional cost, giving you the flexibility to swim comfortably no matter the time of year.

Bathrooms
Three bathrooms serve the home, including an ensuite upstairs. All are well-appointed with a bathtub, hair dryer, shampoo, conditioner, body soap, and hot water. Towels, bed sheets, and toilet paper are provided.

Location
Sitting at the back of the larger Legacy Park development, The Retreat is exceptionally quiet and well removed from highway traffic - yet Berry Town Center is just 5 minutes away, with a Publix Supermarket, banks, and multiple restaurants right on your doorstep. Disney World is approximately 15 minutes from the front gate, with Universal Studios and SeaWorld also easily accessible. The community also offers resort access, allowing guests to enjoy nearby resort facilities during their stay. Free parking on premises, self check-in via smart lock, and long-term stays are all available.

Guest Access:
During your stay, you will have complete and exclusive access to the entire home and complimentary access to community amenities

The Neighborhood:
The Retreat at Legacy Park is a peaceful, gated vacation home community in Davenport, Florida. Located just off US-27 and near US-192, it features 168 private single-family villas (3 to 5 bedrooms), most with private pools and game rooms. It sits about 15 minutes from Disney World.

Shopping & Dining: Berry Town Center is just 5 minutes away (about 1–2 miles) and houses a Publix Supermarket, banks, and multiple restaurants.

Community: The subdivision sits at the back of the larger Legacy Park development, keeping it exceptionally quiet and removed from highway traffic.

Getting Around:
Renting a car is the best way to get around and explore Orlando/Davenport. You'll have free designated parking when booking our property.

Up to (2) cars can park in front of the unit in parking lot.

Host Interaction:
We conveniently offer self check-in and check-out. Though we are not available in person, we are happy to answer any questions and help accommodate to the best of our ability! Please note that our listing is a self-catering home, however, feel free to contact us through the messaging app with any questions and/or suggestions! :)

Other Notes:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.

A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.

If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.

Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.

It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
