The Space:
Sunlight filters across the patio as the pool shimmers, setting an easy rhythm for slow mornings and late afternoons outdoors. Inside, the soft glow of the theater screen and the sound of arcade games create spaces where everyone can settle in together after a day exploring Kissimmee and the nearby Disney parks. Whether you’re gathering around the dining table for breakfast or relaxing on the balcony overlooking the pool, the villa offers room to spread out and reconnect.

Sleeping arrangements
The home accommodates up to 14 guests across 5 bedrooms and 5.5 baths. Bedroom 1, located downstairs, features a King Bed. Upstairs, Bedroom 2 includes a King Bed, an attached bathroom, and a balcony overlooking the pool. Bedroom 3 offers a Queen Bed, while Bedroom 4 includes a Frozen Queen Bunk Bed. Bedroom 5 features Harry Potter 2 Full Bunk Beds, creating themed spaces that work especially well for families traveling with children.

Living space
The family room is designed for easy evenings together, with comfortable seating and a TV for movie nights or casual downtime between outings. A private theater room adds another place to unwind, while the arcade game area and pool table provide entertainment for guests of all ages. Ceiling fans, air conditioning, heating, and Wifi help keep the home comfortable throughout your stay, and a dedicated workspace offers a convenient setup for remote work or trip planning.

Kitchen & dining
The kitchen includes stainless steel appliances and generous prep space for cooking at home, along with a dining table that makes shared meals simple after busy days around Orlando. You’ll also have access to essentials like a coffee maker, blender, dishwasher, oven, stove, refrigerator, freezer, microwave, toaster, and kitchen basics. Indoor and outdoor dining areas allow you to move easily between meals inside and time spent on the patio.

Outdoor living
The patio and balcony spaces invite you to enjoy Florida’s year-round warm climate, whether you’re starting the day with coffee outdoors or ending the evening beside the pool. Outdoor furniture and a BBQ grill make it easy to spend time outside together, while the surrounding Reunion Resort setting adds quiet walking areas and golf course scenery throughout the community.

Neighborhood
Located within Reunion Resort in Kissimmee, the villa places you close to Disney, shopping, dining, water parks, and local attractions while still offering a quieter setting away from the busiest tourist areas. The gated neighborhood is known for its golf courses, walking paths, and relaxed residential atmosphere. Restaurants, entertainment, and family-friendly activities are all just a short drive from the property.

Additional conveniences include free parking on premises, washer and dryer access, self check-in with a smart lock, a private entrance, gym access, and long term stays allowed.

Guest Access:
During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:

-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;
-Homestead: Pool, Wading Pool, and Spa;
-Carriage Pointe: Pool and Spa;
-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;
-The Terraces: Pool, Spa, Gazebo, and Pavilion;
-Liberty Bluff Playground and Dog Park;
-Grand Traverse Parkway: Playground and Outdoor Fitness Center.

IMPORTANT: Guests must present an RFID card to access these amenities. RFID cards have a cost of $15 each and must be purchased during your stay. Please note that each card has an expiration date of 3 days. This RFID will ONLY grant access to the community amenities listed above, and we do NOT have access to Reunion's water park.

Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.

Feel safe and right at home as you enter the gated community with 24-hour security guard.
There are (2) spots in the driveway for parking.

The Neighborhood:
Reunion Resort is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment!

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side.

Host Interaction:
We conveniently offer self check-in and check-out. Though we are not available in person, we are happy to answer any questions and help accommodate to the best of our ability! Please note that our listing is a self-catering home, however, feel free to contact us through the messaging app with any questions and/or suggestions! :)

Other Notes:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.

If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.

A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.

Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.

It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
