The Space:
Your vacation begins the moment you enter this spacious Reunion Resort villa. With five bedrooms, multiple entertainment areas, and a private outdoor retreat, the home gives families and groups room to spend time together while still enjoying their own space.

Relax beside the pool, challenge the family to a game of air hockey, settle into the cinema room for a movie, or prepare a group meal in the fully equipped kitchen. Whether your plans include theme parks, resort days, or quiet evenings at home, this villa provides a comfortable base for your Central Florida getaway.

Sleeping arrangements:

The home accommodates up to 14 guests across five bedrooms and 11 beds.

Three king suites offer peaceful sleeping spaces for adults, with each suite featuring its own private bathroom. The remaining bedrooms are designed with younger guests in mind. One features a Star Wars theme, while the other is inspired by Frozen. Both children’s rooms include twin bunk-style sleeping arrangements.

With private suites and dedicated spaces for children, the layout works well for extended families and groups traveling together.

Living and entertainment:

The bright, open living area offers plenty of room to gather after a day exploring Orlando. Comfortable seating and an inviting layout make it easy to relax, talk, or plan the next day’s adventures.

Location:

The villa is located inside Reunion Resort, a gated Kissimmee community shared by vacationers and permanent residents. Guests are asked to observe the posted 25 MPH speed limit and remain alert for pedestrians and golf carts.

A variety of restaurants, shops, airboat tours, wildlife attractions, and water-based activities can be found nearby. Walt Disney World and Orlando’s other major attractions are also within convenient driving distance.

Guest Access:
Guests will have exclusive access to the entire villa and its private amenities throughout the reservation.

Guests may also access the following eligible Reunion Resort community amenities:

Seven Eagles pool, spas, fitness centers, and Linear Park
Homestead pool, wading pool, and spa
Carriage Pointe pool and spa
Heritage Crossing pools, wading pool, and spa
The Terraces pool, spa, gazebo, and pavilion
Liberty Bluff playground and dog park
Grand Traverse Parkway playground and outdoor fitness center

RFID access:

An RFID card is required to enter the eligible community amenities. Cards cost $15 each, remain valid for three days, and must be purchased during the stay.

RFID cards provide access only to the community amenities listed above. This property does not include access to Reunion Resort’s water park.

Golf:

Guests may independently arrange tee times at the Palmer, Nicklaus, or Watson golf courses. Reservations, availability, and all associated fees are the guest’s responsibility.

The Neighborhood:
Reunion Resort is a gated residential and vacation community known for its landscaped surroundings, golf courses, recreational spaces, and convenient Kissimmee location.

Because many residents live in the community year-round, guests should respect neighborhood rules, follow the 25 MPH speed limit, and watch carefully for golf carts.

Restaurants, grocery stores, family attractions, airboat rides, wildlife experiences, and other entertainment options are available a short drive from the resort.

Parking and transportation:

The resort is located inside a gated community with 24-hour security.

The private driveway accommodates up to two vehicles parked side by side. Guests should follow all posted parking and community regulations.

A personal vehicle is recommended for visiting theme parks, restaurants, shops, and other Central Florida attractions

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side by side.

Host Interaction:
For your convenience, the property offers self-check-in and self-check-out. Although our team is not located on-site, we remain available through the platform’s messaging system throughout your stay.

Other Notes:
Cleaning:

The home is professionally cleaned and sanitized between reservations. Our housekeeping team follows detailed standards to provide a clean and comfortable environment for every guest.

Damage protection:

All reservations require a damage-protection option through our third-party system before arrival.

For one-night reservations:

A refundable $500 security deposit is required. This is placed as a temporary authorization hold rather than a charge and is released following a damage-free inspection after checkout.

For reservations of two nights or longer:

Guests may choose between:

A refundable $500 security deposit
A non-refundable damage waiver of $20 per night, capped at $100

The waiver covers qualifying accidental damage beyond ordinary wear and tear.

Pool and spa heating:

Optional pool and spa heating is available for $35 per night of the reservation and is billed separately.

Please submit heating requests at least one week before arrival so the service can be coordinated. Pool temperatures may be affected by unusually cold or rainy weather, and swimming may not be advisable during severe conditions.

The pool is serviced weekly. Rain and wind may occasionally wash natural debris into the water or temporarily affect its appearance.

Checkout policy:

Checkout is at 10:00 AM.

Housekeeping is scheduled to arrive promptly after checkout to prepare the home for incoming guests. Departures after the scheduled time may interrupt cleaning operations and upcoming reservations.

Unauthorized late checkouts may result in a fee of up to $300.

Starter supplies:

This is a self-catering property. A limited starter supply is provided at arrival, but products are not replenished during the reservation.

Each bathroom includes:

Shampoo and conditioner
Body wash
Hand soap
One roll of toilet paper

The laundry area includes:

Detergent pods for up to two loads

The kitchen includes:

One roll of paper towels
A limited number of trash bags
Dishwashing detergent
A sponge
Salt, pepper, and cooking oil
Coffee maker

Coffee is not supplied.
