Sleeping arrangements
The home offers nine bedrooms across two levels, providing space for up to sixteen guests with fifteen beds in total. Downstairs includes two bedrooms and two full bathrooms; upstairs features seven bedrooms and three full bathrooms. Themed rooms—Frozen, Harry Potter, and Encanto—add a playful touch for younger guests. Bed linens, clothing storage, and essentials are supplied for a relaxed stay.

A generous living room accommodates the whole group, flowing into a dedicated game room equipped with a pool table, foosball, an arcade game, and a console. A TV and sound system extend entertainment options throughout the house. Comfort is ensured year‑round with air conditioning, heating, ceiling fans, smoke alarms, and carbon monoxide alarms.
Kitchen & dining

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.
If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not provided. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
We value safety and privacy and that's why we would like to mention we have one ring flood cameras on garage (upper right in garage) not intended to record you or your guests.

Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form.
Number of vehicles on property should never exceed (4) per reservation. Up to (4) cars may park in the driveway. Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules.
Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests!
Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time.
No fireworks of any kind.
No firearms on property, unless kept locked in vehicle.
Follow additional guidelines posted within the home.
Please take out the trash and dispose properly per instructions upon departure. Failure to properly bag trash and dispose of in correct bin can result in fines up to $200.
Report damages immediately.
We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules
When you book with us, you pay a 30 percent deposit to secure your booking and dates.
The remaining balance is due one week before arrival or immediately when booking within one week of arrival.
On the day you check in, a security deposit is held in case there is any damage to the property during your stay. The amount will depend on which property you have booked. The money is simply reserved, so nothing is taken from your account, and then released after departure. There is nothing you need to do.
Our refund policies vary depending on what property you have booked. Please check what the refund policy is on your personal booking. At Fresh Air, we understand that things happen or plans change, so we always try to be as flexible as possible.

Yes. Many of our properties are perfect for families, with games rooms, children’s bedrooms, large gardens and outside play equipment.
For most of our properties, check-in is 16:00 and check-out is by 10:00. However, you’ll get the option to request an earlier check-in or later check-out if it’s possible. This depends on when other guests are staying and cleaning.
