The property is located in a gated community with a security guard, adding an extra layer of comfort and peace of mind.
You will have 3 spots available for you to park, not assigned, first come first serve - spots are labeled "Visitor". Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules.

About the Neighborhood:
Tampa Palms is a quiet, well-maintained area that feels laid-back while still being close to everything. It’s about 14 miles northeast of downtown Tampa and is known for its tree-lined streets and mix of nearby shops, restaurants, and everyday conveniences.
A short drive will take you to places like the Florida Aquarium, local dining spots, or the Tampa Riverwalk, where you can enjoy views along the water.
If you’re looking to shop or catch a movie, University Mall is just south of the neighborhood and has a food court, a large theater, and plenty of well-known stores. Head a bit farther south and you’ll find popular attractions like Busch Gardens Tampa Bay and Adventure Island.
Location & Community Amenities:
The property is conveniently close to major highways like I-275 and I-75, making getting around easy. You’ll be near shopping, restaurants, and local spots like Violet Cury Preserve, while downtown Tampa is just a short drive away. We do not provide access to the community's amenities.
Cleaning & Housekeeping:
The home is professionally cleaned and sanitized before each guest’s arrival. Our cleaning team follows strict standards to ensure a safe and comfortable stay.

A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $30 per night (capped at a maximum of $150). This waiver covers accidental damages beyond normal wear and tear.
The community pool and other shared amenities are managed solely by the community. We do not provide access to the community's amenities.
Check-Out:
Check-out is at 10:00 AM. Housekeeping will arrive promptly to prepare the home for the next guests. Late check-outs can disrupt cleaning schedules and future reservations, and may result in a fee of up to $300.
Self-Catering Home:
This is a self-catering property, and supplies are not replenished during your stay. For your convenience, we provide:
-Bathrooms: Shampoo, conditioner, body wash, hand soap, and one roll of toilet paper per bathroom
- Laundry: Detergent pods for up to two loads
- Kitchen: Paper towels, a few trash bags, dishwashing detergent, sponge, salt, pepper, cooking oil, and a coffee maker (coffee not included)
If anything is missing when you arrive, please let us know so we can restock.

◉ The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property.
◉ No third party bookings allowed, unless otherwise agreed upon in written form.
◉ Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form.
◉ Number of vehicles on property should never exceed (3) per reservation. You can par in the spaces labeled “Visitor”, spread throughout the community
◉ Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests!
◉ Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time.
◉ Please note that, after it rains, there may be a few small bugs that wash off the screen and into the pool and the pool may appear slightly discolored.
◉ No fireworks of any kind.
◉ No firearms on property, unless kept locked in vehicle.
◉ Follow additional guidelines posted within the home.
◉ Please take out the trash and dispose properly per instructions upon departure. Failure to bag trash properly and dispose of in containers provided can result in fines up to $200.
◉ Report damages immediately.
◉ Due to the size of the home and to adequately prepare for next guests, late check-outs are NOT permitted (unless we’ve already coordinated in advance) and are susceptible to incurring a late check-out fee of $350.
◉ We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.
When you book with us, you pay a 30 percent deposit to secure your booking and dates.
The remaining balance is due one week before arrival or immediately when booking within one week of arrival.
On the day you check in, a security deposit is held in case there is any damage to the property during your stay. The amount will depend on which property you have booked. The money is simply reserved, so nothing is taken from your account, and then released after departure. There is nothing you need to do.
Our refund policies vary depending on what property you have booked. Please check what the refund policy is on your personal booking. At Fresh Air, we understand that things happen or plans change, so we always try to be as flexible as possible.

Yes. Many of our properties are perfect for families, with games rooms, children’s bedrooms, large gardens and outside play equipment.
For most of our properties, check-in is 16:00 and check-out is by 10:00. However, you’ll get the option to request an earlier check-in or later check-out if it’s possible. This depends on when other guests are staying and cleaning.
