Sleeping arrangements The home accommodates up to 10 guests across four bedrooms and eight beds. Downstairs you’ll find a kids’ bedroom sharing a bathroom, while the master bedroom includes its own private master bathroom. Upstairs host two additional bedrooms and a second shared bathroom. Bed linens, extra pillows, blankets, and room‑darkening shades are provided for a comfortable night’s sleep. Outdoor living A fully fenced backyard surrounds a private heated pool, giving you the option to swim any time of year. An open grassy area, outdoor dining table, and charcoal BBQ grill create a simple setting for fresh‑air meals and relaxed evenings. Kitchen & dining The full kitchen is equipped with a refrigerator, microwave, stainless‑steel electric stove, stainless‑steel oven, and dishwasher, plus basic cooking supplies. A breakfast nook and a separate dining area provide cozy spots for shared meals. Living spaces & amenities The large living area offers comfortable seating, a TV, and a themed room for extra entertainment. Central air conditioning and heating keep the home at a pleasant temperature year‑round. An in‑unit washer and dryer add convenience for longer stays or families with little ones. Family‑friendly touches include a pack ’n play or travel crib, a high chair, children’s dinnerware, books, and toys. Lake Berkley clubhouse provides a large TV lounge and comfy seating, making it the perfect place to meet up with other holidaymakers from around the world. A well-equipped gym means that you can keep to your exercise routine, even when you are having fun in the sun. Outside, families will love the large heated swimming pool and separate heated spa, or the lakeside picnic and BBQ areas, the perfect place to relax and watch the sun go down. With three lakes on the community, wildlife is in abundance including hawks, turtles and even the occasional alligator! The largest lake, covering 14 acres, is spring fed and provides excellent fishing opportunities, especially from the pier. Other family members might just want to lay back in the sun and enjoy the sandy beach that has been created nearby. The community basketball, tennis and beach volleyball courts beckon sports enthusiasts, or maybe jogging along the path by the lake will please you! The 24hour manned security staff at the entrance to the community also help provide peace of mind and give you a secure and safe environment for you and your family.

Renting a car is the best way to get around and explore Orlando/Kissimmee. You'll have free designated parking when booking our property.
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay: -For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout. -For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!
