Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules.
We conveniently offer self check-in and check-out. Though we are not available in person, we are happy to answer any questions and help accommodate to the best of our ability! Suburban residential streets blend with a bit of urban charm in Tampa Palms, a pristine neighborhood just 14 miles northeast of Tampa, Florida. A short drive separates you from exploring the Florida Aquarium, dining at famous restaurants, and enjoying riverfront views at Tampa Riverwalk! Though Tampa Palms’ wooded streets give it a suburban look, the numerous apartment complexes, restaurants, shops, hospitals, and various businesses add some urban flair to the area. Just south of town, discover University Mall with all of the mall classics—from a delicious food court and large movie theater to major department stores and popular retailers. A few miles further south, you’ll find Busch Gardens Tampa Bay and Adventure Island.

We are located in a prime area near major freeways like I-275 and I-75 for ease of commuting. Our ideal location is close to shopping, dining, and entertainment like Violet Cury Preserve. The excitement of big city activities in Tampa is well within reach.
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. Please note that the photos displayed for our units are intended to represent the general amenities and features of the properties. However, furnishings, decor, and appliances may vary from what is shown. The images may not accurately reflect the current state of the unit. A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay: -For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout. -For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $30 per night (capped at a maximum of $150). This waiver covers accidental damages beyond normal wear and tear. Please note that the community pool and all other community amenities are managed and maintained exclusively by the community. We do not provide access to the community's amenities. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!

◉ Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it..) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray!

◉ One-time Pet Fees ($150) are per pet Max 2 pets allowed per unit, not to exceed 50lbs each. Breed Restrictions Apply and includes any percentage, mixture or combination of Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Wolf-hybrids and any animal known to these breeds by any other name. Service animals must adhere to the same rules and regulations concerning noise, animal conduct and waste disposal but are exempt from the above fees, weight allowances & breeds. Un-Leashed Pet Fee: $50.00 per occurrence. Pet Waste Pick-up: $50.00 per occurrence.

◉ A refundable security deposit of $250 will be authorized as a hold on your credit card by our system, prior to your arrival. This is a pre-authorization hold, not a charge, and will be released following a damage-free inspection after your departure. Any damages or excessive cleaning needs beyond normal wear and tear will be claimed against this hold.

◉ It’s important to note that any mess and/or pet waste is expected to be cleaned, picked up and disposed of properly.

◉ There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property.

◉ We can accommodate a maximum of 8 guests at any given time. It’s for your own comfort and the sanity of our cleaners 🙂

◉ The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property.

◉ No third party bookings allowed, unless otherwise agreed upon in written form.

◉ Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form.

◉ Number of vehicles on property should never exceed (3) per reservation. You can par in the spaces labeled “Visitor”, spread throughout the community

◉ Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests!

◉ Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time.

◉ Please note that, after it rains, there may be a few small bugs that wash off the screen and into the pool and the pool may appear slightly discolored.

◉ No fireworks of any kind.

◉ No firearms on property, unless kept locked in vehicle.

◉ Follow additional guidelines posted within the home.

◉ Please take out the trash and dispose properly per instructions upon departure. Failure to bag trash properly and dispose of in containers provided can result in fines up to $200.

◉ Report damages immediately.

◉ Due to the size of the home and to adequately prepare for next guests, late check-outs are NOT permitted (unless we’ve already coordinated in advance) and are susceptible to incurring a late check-out fee of $350.

◉ We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.

Frequently Asked Questions

What are your booking conditions?

When you book with us, you pay a 30 percent deposit to secure your booking and dates.

The remaining balance is due one week before arrival or immediately when booking within one week of arrival.

On the day you check in, a security deposit is held in case there is any damage to the property during your stay. The amount will depend on which property you have booked. The money is simply reserved, so nothing is taken from your account, and then released after departure. There is nothing you need to do.

What if I need to cancel my booking?

Our refund policies vary depending on what property you have booked. Please check what the refund policy is on your personal booking. At Fresh Air, we understand that things happen or plans change, so we always try to be as flexible as possible.

Do you allow pets?

Yes! Many of our homes are pet-friendly!

Are you child-friendly?

Yes. Many of our properties are perfect for families, with games rooms, children’s bedrooms, large gardens and outside play equipment.

What time is check-in and check-out?

For most of our properties, check-in is 16:00 and check-out is by 10:00. However, you’ll get the option to request an earlier check-in or later check-out if it’s possible. This depends on when other guests are staying and cleaning.
