Community Amenities Located in the beautiful Regal Palms community, you have access to a resort‑style amenity center. Keep up with workouts in the gym, enjoy a bite at the on‑site restaurant and bar, or treat yourself to a scoop from the ice‑cream shop. Location & Access A short drive brings you to Disney World and other major attractions. The townhome sits just off I‑4 and I‑192 in Davenport, and the Orlando Airport is about 40 minutes away, making arrivals and departures hassle‑free. Important Details A mandatory resort fee of $22.40 per day, including tax, covers up to 10 wrist bands for the community amenities. The fee applies whether the amenities are used or not, and the resort will provide a maximum of 10 wrist bands at guest services. Free washer and dryer are available for your convenience.During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities.

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay: -For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout. -For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!

**By booking this reservation, guests agree & acknowledge that Regal Palms Resort will have occasional areas of ongoing construction. Though most areas leading up to the property are cleared, please be mindful of any construction vehicles and debris. This does not impact the clubhouse as amenities are fully open and available for use.**

There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on property.

Please note that we welcome children of all ages but wanted to make sure you’re aware that the home is NOT baby-proofed.

We can accommodate an absolute maximum of 8 guests. It’s for your own comfort 🙂

No third party bookings allowed, unless otherwise agreed upon in written form.

Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form.

A maximum of 2 (additional) guests are allowed at the property during daytime hours.

Number of cars on property should never exceed 2 per reservation.

Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time.

Frequently Asked Questions

What are your booking conditions?

When you book with us, you pay a 30 percent deposit to secure your booking and dates.

The remaining balance is due one week before arrival or immediately when booking within one week of arrival.

On the day you check in, a security deposit is held in case there is any damage to the property during your stay. The amount will depend on which property you have booked. The money is simply reserved, so nothing is taken from your account, and then released after departure. There is nothing you need to do.

What if I need to cancel my booking?

Our refund policies vary depending on what property you have booked. Please check what the refund policy is on your personal booking. At Fresh Air, we understand that things happen or plans change, so we always try to be as flexible as possible.

Do you allow pets?

Yes! Many of our homes are pet-friendly!

Are you child-friendly?

Yes. Many of our properties are perfect for families, with games rooms, children’s bedrooms, large gardens and outside play equipment.

What time is check-in and check-out?

For most of our properties, check-in is 16:00 and check-out is by 10:00. However, you’ll get the option to request an earlier check-in or later check-out if it’s possible. This depends on when other guests are staying and cleaning.
