The Space:
Enjoy space, privacy, and entertainment in one inviting Reunion villa. Designed for groups of up to 12 guests, this six-bedroom home gives everyone room to settle in while offering plenty of opportunities to spend quality time together.

Begin the day with breakfast in the spacious dining area, cool off in the private pool, and finish the evening with games or a movie in the dedicated cinema room. With Disney and other Orlando attractions nearby, the villa provides a comfortable place to recharge between adventures.

Sleeping arrangements

Six themed bedrooms are arranged across two floors:

The home includes four bathrooms, helping families and larger groups prepare comfortably for busy days at the parks.

Private pool and spa

Step outside to your own poolside retreat. Take a refreshing swim, relax beside the water, or enjoy a peaceful evening on the patio.

Pool and spa heating are optional and available for an additional $35 per day for the entire reservation. Advance notice is required; please review the full heating policy under “Other things to note.”

Game room and cinema

The converted garage serves as a dedicated game room, providing an entertaining place for children and adults to enjoy time together.

For a quieter evening, settle into the cinema room for a family movie night after a full day exploring Orlando.

Kitchen and dining

The fully equipped kitchen provides the appliances and essentials needed to prepare anything from quick breakfasts to complete family dinners.

The spacious indoor dining area offers room to enjoy meals together. Guests may also dine outside on the patio and enjoy the Florida weather.

Families traveling with younger children will have access to a Pack ’n Play and high chair. The spacious layout, themed bedrooms, private pool, and indoor entertainment areas make the home a convenient choice for multigenerational trips.

Location

The villa is located within the gated Reunion community, known for its golf courses, peaceful surroundings, and convenient access to Central Florida attractions.

Disney World and other major theme parks are within easy driving distance. Golf courses, restaurants, shops, and local entertainment are also available nearby.

Please note that this reservation does not include Encore Resort amenities, Encore wristbands, or access to Reunion’s water park.

Guest Access:
Guests have private and exclusive access to the entire home, including the pool, spa, patio, cinema room, game room, kitchen, laundry facilities, and living spaces.

Access to select Reunion community amenities is available with the purchase of an RFID card. Eligible facilities include:

Seven Eagles: Pool, spas, fitness centers, and Linear Park
Homestead: Pool, wading pool, and spa
Carriage Pointe: Pool and spa
Heritage Crossing: Two pools, wading pool, and spa
The Terraces: Pool, spa, gazebo, and pavilion
Liberty Bluff: Playground and dog park
Grand Traverse Parkway: Playground and outdoor fitness center

Each RFID card costs $15 and remains active for three days. Cards must be purchased during the stay.

RFID cards provide access only to the community amenities listed above. They do not provide access to Reunion’s water park, Encore amenities, or Encore wristbands.

Community amenities are independently operated by Reunion. Hours, availability, maintenance, and temporary closures are outside the host’s control and may change without notice.

Golf

Guests may arrange tee times at the Palmer, Nicklaus, or Watson golf courses, subject to availability and applicable requirements.

Reservations and all associated golf fees are the guest’s responsibility and are not included with the accommodation.

The Neighborhood:
Reunion is a gated residential and resort community with golf courses, landscaped surroundings, and 24-hour security at the entrance.

Please drive carefully, follow posted community rules, and remain mindful of residents and other guests throughout your stay.

Getting Around:
A vehicle is recommended for visiting the theme parks, restaurants, grocery stores, and other nearby attractions.

Parking is available for up to three vehicles:

Two vehicles may park side by side in the driveway
One additional vehicle may park on the street directly in front of the property, subject to community regulations

The garage has been converted into a game room and is not available for indoor vehicle parking.

Host Interaction:
The villa offers convenient self check-in and self check-out. Although our team will not be present at the property, we remain available through the booking platform’s messaging system to answer questions and assist whenever possible.

This is a self-catering vacation home, giving guests the flexibility and privacy to enjoy their stay at their own pace.

Other Notes:
Professional cleaning

The villa is professionally cleaned and sanitized between reservations. Our cleaning team follows detailed procedures to prepare the home for every arriving guest.

Pool and spa heating

Pool and spa heating are available for $35 per day and must be added for the entire reservation. The fee is invoiced separately.

Please submit your request at least one week before arrival so our team has sufficient time to coordinate activation.

The pool is serviced weekly. Rain and wind may carry natural debris into the water and temporarily affect its appearance.

We do not recommend using the pool or spa during cold, rainy, or otherwise inclement weather. Water temperatures can also be affected by outdoor conditions, and a specific temperature cannot be guaranteed.

Damage protection

All reservations require damage protection, processed through our third-party system before arrival.

For one-night reservations:

A refundable $500 security deposit is required. This is processed as a preauthorized hold rather than a charge and is released following a damage-free checkout inspection.

For reservations of two nights or longer:

Guests may choose between:

A refundable $500 security deposit
A nonrefundable damage waiver of $20 per night, capped at $100

The waiver covers qualifying accidental damage beyond ordinary wear and tear.

Authorization holds expire after seven days. For longer reservations, the original hold is released on day six and reauthorized to maintain continuous coverage.

Pool safety alarm

The device located near the pool-access door is a required safety alarm designed to help prevent accidental drownings. The alarm must remain installed, active, and functional throughout the reservation.

Checkout policy

Checkout is at 10:00 a.m. Housekeeping is scheduled to arrive promptly after departure so the home can be prepared for the next reservation.

Remaining in the property beyond the confirmed checkout time may disrupt housekeeping and incoming guests and may result in a fee of up to $300.

Starter supplies

This is a self-catering home. A limited quantity of essential supplies is provided for arrival, but items are not replenished during the stay.

Each bathroom includes:

Shampoo and conditioner
Body wash
Hand soap
One roll of toilet paper

The laundry area includes enough detergent pods for up to two loads.

The kitchen includes:

One roll of paper towels
A limited number of trash bags
Dishwashing detergent
One sponge
Salt and pepper
Cooking oil
Coffee maker

Coffee is not provided.
